The frame decides everything

A deck is only as good as what's underneath the boards you walk on. The frame carries the load, holds the whole structure square, and decides whether the deck feels solid or gives a little under your foot for the next twenty years. That's where we spend the time, before a single board goes down. On a new build that means laying out the joists to carry the deck size you actually want, not the smallest frame that technically holds it. On a repair, it means checking the frame first, because a deck with a sound frame and worn boards is a different job entirely from one where the frame itself has gone soft. We tell you which one you have before we tell you what it costs.

Steps, railings and landings that match the deck

Steps and railings get treated as part of the same structure, not bolted on as an afterthought once the deck itself is done. A landing at the bottom of a run of steps needs its own footing, same as the deck does, or it moves independently of everything above it within a season. Where the deck meets the house, the ledger board and the flashing behind it are what keep water out of the wall it's attached to, and doing that properly is what separates a deck that lasts from one that starts rotting the house siding from behind, out of sight, years before anyone notices.

Boards and rail, or a rebuild

Plenty of decks around Warner Robins have good bones and bad boards, and that's a much smaller job than a full rebuild. If the frame underneath is still sound, we'll say so and price it as what it is, new boards and new railing over an existing structure that's still doing its job. We'd rather tell you that than sell a rebuild on a frame that didn't need one. The reverse is also true. If the frame has gone soft where it meets the house, or the footings have shifted, boards and rail on top of that just hides a problem instead of fixing it, and we'll tell you that too.
